The Somnium Phased Construction Plan
Our phased plan is designed to achieve the highest standards of safety and quality, culminating in a fully commissioned, ready-to-operate facility.
Phase 1 - Planning, Permitting & Design
We collaborate with your internal teams to finalise the highly detailed design and specification. We handle all planning approvals, environmental assessments, and pre-construction safety audits. This phase locks in the budget and compliance requirements, so you’re fully covered from the word go.
Phase 2 - Structural Build & Systems Integration
The main structural shell and roofing are completed. We then install the complex internal systems that will keep your care home running. These include electrical systems, drainage, and the core wiring for the nurse call and fire safety infrastructure.
Phase 3 - Finishes, Commissioning & Handover
We apply all high-durability, infection-control finishes - flooring, tiling, and paint. We install fixtures, fittings, and specialised equipment. The final phase includes rigorous system testing, deep cleaning, and a detailed handover, complete with all compliance documentation for your operating licence.
